
The Schidler Group, managers of the One South King Building, have notified some tenants, which include the Hawai‘i Alliance of Nonprofit Organizations, that plans have been made to vacate and extensively renovate the building, located in central downtown Honolulu at the corner of South King and Bethel streets.
Other nonprofits located in the building include Honolulu Community Action Program, the Council for Native Hawaiian Advancement, the Hawai‘i Mutual Housing Association, the Pacific-American Foundation and Good Beginnings Alliance. Those located on the third floor and above, except for HCAP, will need to relocate by December.
Unfortunately, this development comes at a time when the office vacancy rate in Honolulu has fallen to its lowest level since 1991, dipping from 13.75 percent in 2002 to the current rate of 6.5 percent. The crunch is expected to worsen; the vacancy rate is projected to fall to 5.7 percent in the next year, according to a mid-year office market report released on July 20 by Colliers Monroe Friedlander, Inc.
